 Escrow Opening Package Sent

This not a due date but an "Expected Date."  Escrow will be emailing out a questionnaire and other standard escrow documents to both partles.  For Seller, the main information are mortgage company, HOA/Water System, and other entities that have lien rights on the property. PSE (electric) and Island Disposal are not a lienable utilities.

Title Report Received

Expected Date:  When parties should receive the Title Commitment which includes the title report.


Information Verification Period

Buyer has 5 days from mutual acceptance to verify all information provided to them by thier Broker (MLS Report, Legal Description, etc.)  .  If Seller does not get notice by this date relating to information received, then Buyer has approved all information. 99.99% of the time, Seller does not get any notice.  No news is good news.

Feasibilty Contingency

Buyer has 30 days from mutual acceptance to conduct  their Feasibilty Study.  If Buyer does not get notice that they are satisfied with the srudy by this date, then transaction terminates and Buyer gets back their earnest money.

Seller Signing

Expected Date:  Seller can sign anytime at Seller's convenience prior to closing, even as early at May 25th. They can also wait to sign as late as the morning of the Closing Date.  Signing does not mean closing.  Closing is when all parties sign their closing documents, the lender funds the loan, and escorw records the deed at the county.

Buyer Signing

Expected Date:  Buyer can sign anytime after escrow receives loan documents.  Buyer can actually sign as late as the morning of he Closing Date.  Signing does not mean closing.  Closing is when all parties sign their closing documents, the lender funds the loan, and escorw records the deed at the county.

Once escrow has all the closing docuemts signed and recevies closing funds from the lender, they will send all requred documents to the county for recording.  Once they get "recording numbers," the transaction is officially closed and keys go to the Buyer.
 

Closing Funds Disbursed

Seller may receive their funds right after recording if they want to pick up a check from escrow, have it mail to them, or have them deposit it at a local bank.  This is not recommeded since most banks wil place a hold on large sums deposited.  99% of Sellers prefer to have their funds wired into thier checking/investment accounts or to another escrow company.  Wired funds are "instant funds," however, wires are through the Federal Reserve and their cutoff is 5pm EST (2pm Pacific).  Most escrow companies on the west coast wire funds the next business day after closing.
